Driving Development

The Pawtucket Foundation serves as a catalyst for transformative development across the City of Pawtucket. Through strategic partnerships and public-private collaboration, we help advance initiatives that drive economic growth, attract investment, support business expansion, and catalyze real estate development. By bringing together leaders from the public, private, and nonprofit sectors, we work to ensure Pawtucket realizes its full potential as a thriving, competitive, and prosperous city for residents, businesses, and investors alike.

In May 2025, Rhode Island FC held its first-ever home game in the beautiful new Centreville Bank Stadium on the banks of the Seekonk River in Pawtucket. It was a truly special day that attracted more than 10,000 soccer fans to cheer on our state’s professional soccer team, enjoy the stadium, and visit nearby restaurants and businesses. The energy and passion were palpable.
The Tidewater Landing Development project stands as the largest economic development project in Pawtucket’s storied history. It is redefining Pawtucket's riverfront and serving as a catalyst for the city's economic revitalization. What was once a collection of long-vacant brownfield sites is being transformed into a vibrant mixed-use destination featuring sports, entertainment, restaurants, retail, housing, and public spaces. Anchored by Centreville Bank Stadium, the district is attracting significant public and private investment. Momentum continues to build with a 68-unit affordable housing development by Pennrose set to break ground, alongside plans for more than 550 market-rate apartments that will further establish Tidewater Landing as one of Rhode Island's premier waterfront neighborhoods.
Downtown Gateway Project represents the next bold step in Pawtucket’s reimagination. The Pawtucket Redevelopment Authority issued an RFP calling on visionary development partners to transform 20 acres of prime real estate at the city’s heart. The vision, a reactivated waterfront restoring visual and physical connection to the river, modern energy-efficient infrastructure, dynamic mixed-use development, and new spaces where people will want to live, work, and play. An announcement of the selected RFP respondent is expected imminently.
The new Pawtucket-Central Falls Transit Center opened for service on January 23, 2023. It is the culmination of more than a decade of work from a collaboration of state and local officials, transit, bus transit, and railroad stakeholders. Making it easier and more convenient for many Rhode Islanders traveling to and from Boston and other destinations in Massachusetts.
